Terms & Conditions
Elevated Properties 


Payments & Deposit Policy: 
25% of the reservation total is due at the time of initial booking.  The final remaining balance is due 60 days prior to arrival date and must be paid in entirety at this time.  All payments are non-refundable, non-transferable, and non-redeemable. All activity payments are due to Elevated Properties at the time of activity booking.  Rates and availability are subject to change until the reservation is confirmed by payment of the initial deposit. All payments must be made by major credit card (Master Card, American Express, Discover or Visa). Cash or check payments will not be accepted. Elevated Properties reserves the right to require and determine the minimum night stay depending on the residence rented and the rental season in which the booking takes place. Guests are responsible for paying the entirety of the reservation as well as all associated charges regardless of the guest’s actual arrival or departure date. 
If an advance rental payment is not received in full to Elevated Properties by the due date stated in the deposit policy, the reservation will be considered canceled without refund.  Written notice is required to cancel your reservation. Standard policy: all payments are non-refundable, non-redeemable, and non-transferable.  

For new ski season reservations made after August 1, 2020, for arrivals November 19, 2020 through April 12, 2021: prior to November 2, 2020, if a guest cancels for any reason, a refund will be issued less a 10% cancellation fee. Cancellation must be received in writing prior to November 2, 2020. After November 2, 2020, should the Steamboat Ski Resort be closed during the guest’s stay due to COVID-19, a credit for the 2021-22 ski season will be provided for the value of the unused lodging. If travel to Colorado or from the guest’s home state is restricted by a government mandated public health order due to COVID-19, overlapping with the guests stay, the guest may receive a credit for the payments made toward lodging rent, taxes, and fees. This credit will need to be used toward a future reservation within 12 months of the original check-in date. This does not cover safer at home policies, work related policies, or otherwise non-government restrictions set in place. For cancellations made after November 2, 2020 for any reason other than COVID-19 closures, standard cancellation rules apply (all payments are non-refundable, non-redeemable, and non-transferable.)

We encourage the purchase of travel insurance to protect your investment in situations where a member of your party is sick or injured, preventing them from traveling. Changes to Reservations
Requests to change a reservation must be made to Elevated Properties and are not guaranteed. If a change must be made to a reservation due to a maintenance issue or an unforeseen circumstance out of our control, Elevated Properties will notify the guest as soon as possible and work to relocate the guest as required.


Trip Insurance 
Payments to Elevated Properties are non-refundable, non-transferable, and non-redeemable, as described above under Cancellations.  Trip insurance is highly recommended to protect your vacation. Trip Insurance must be purchased at time of booking.  Elevated Properties Partners with a third-party trip insurance company.  All claims made to the trip insurance company are up to the discretion and ultimate decision of the travel insurance company.  Additional documentation to the trip insurance company may be needed and should be submitted to the trip insurance company directly by the guest. Purchase Travel Protection at booking or on or before final payment, and at least 30 days prior to arrival, for coverage of over 30 reasons for trip cancellation or interruption. Purchase Travel Protection with Cancel For Any Reason at booking or within 14 days of booking, and at least 30 days prior to arrival, for 100% coverage for 30 reasons plus 60% coverage for cancellations due to any other reason.


Accidental Damage Protection 
Accidental Damage Protection is a mandatory, nonrefundable charge on each rental reservation and covers you and your family up to $1200 for any accidental damage during your stay. Damage Protection is not an insurance policy and nothing in this agreement shall be construed to constitute a contract of insurance. Damage Protection does NOT cover intentional damage, theft, Acts of God, gross negligence, pet damage, utilities, rent, pay per view cable charges or loss of use. Any accidental damage must be reported to our office in WRITING by the end of Tenant’s stay for Damage Protection to apply. The Tenant agrees to reimburse the homeowner for any damages to the property caused by Tenant that exceeds, or is not covered by, Damage Protection or the security deposit. 

Maximum Occupancy 
All children, regardless of age, are counted as occupants. If the maximum occupancy for the condominium type reserved is exceeded, it shall be cause for immediate cancellation and termination of the reservation without refund as all payments to Elevated Properties are non-refundable, non-redeemable, and non-transferable.  Roll-away beds and cribs are available for rent on a nightly basis.  These are subject to availability and are subject to additional charges.  It is highly recommended that these amenities are booked through the front desk prior to arrival, and all charges must be paid in full prior to arrival. 
Please register at the Front Desk, located in the lobby on the first floor of Bear Claw II (2420 Ski Trail Lane, Steamboat, Springs CO 80487). If you will be arriving after 11:00 p.m. during the ski season or after 5:00 p.m. during the summer, please call ahead during business hours to arrange a check-in procedure. 
Check In 
4:00 p.m. - If a guest is to arrive at the property early, they may store their luggage securely with the front desk.  We can arrange a complimentary shuttle into town before the check-in time.  Early check-in is subject to availability, subject to additional fees, and is never guaranteed. 
Check Out 
10:00 a.m. - If a guest is to depart property later than the check-out time, guests must vacate the residence but may store their luggage securely with the front desk.  We can arrange a complimentary shuttle into town before guest departure.  Late check-out is subject to availability, subject to additional fees, and is never guaranteed. 
Check Out Procedure
Upon check-out, guests are asked to have all dishes either clean or started in the dishwasher before departing.  All used towels are to be placed in either the shower or bathtub of the bathroom.

Room Key Return
Key fobs must be placed together in the envelope that was distributed by the front desk at check-in, and returned in their envelope to the key drop box (located in the lobby of each building) or at the Front Desk before departure.  Guests are expected to return all key fobs that have been checked out and will be held responsible for any missing fobs. Any reservation that fails to return all fobs that have been checked out are subject to be charged $15 per missing fob. These charges will be charged to the primary credit card on file for the reservation. 

Property Quiet Hours 
Quiet hours are 10:00p.m. to 8:00a.m. daily. Violation of quiet hours may result in a fine, involvement of law enforcement, and/or dismissal from the property.

Amenity Hours & Rules 
Standard operating hours: Pools, Hot Tubs, Sauna are open 10:00a.m. to 10:00p.m. daily. Fitness Centers are open 5:00a.m. to 10:00p.m. *Times of operation may vary depending on current public health requirements due to COVID-19. Please ask at the Front Desk for current operating hours for all amenities and to make a reservation for use of amenities, if applicable.

Glass is not permitted in the pool or hot tub areas.

Smoking Policy 
All of our properties are non-smoking. We do not condone smoking of any kind on our premises which includes but is not limited to, cigarettes, cigars, pipes, hookah, electronic cigarettes, or the use of marijuana or any associated paraphernalia regardless of its recreational legality in Colorado. This includes but is not limited to smoking in our rental condos, the balconies of our rental condos, in the pool/hot tub or in the pool/hot tub area, lounge, sauna, fitness center, or other area owned or managed by Elevated Properties. Elevated Properties reserves the right to cancel a reservation without refund of anyone who is found smoking on our premises.  Any condo that is found with remnants or signs of smoking upon check-out will be held financially responsible for extra cleaning fees, starting at $250. These fees will be charged to the primary credit card on file for the reservation. Finding remnants or signs of smoking is not considered accidental damage and will not be covered by the Damage Waiver. 
On-property parking is available to all guests.  Each reservation is allowed one (1) parking space either in the outdoor parking lot or in the parking garage of the building in which the guest is renting.  Reservations with more than one vehicle will be asked to move all extra vehicles to an off-site parking lot. Elevated Properties is not responsible for damage to a vehicle or theft from a vehicle while the vehicle is at the off-site parking property.  Guests may not park in any other parking garage other than the building in which they are renting.  All vehicles must be registered with the front desk and have their Elevated Properties issued parking pass displayed on the dashboard at all times when on the Elevated Properties property.  Unregistered vehicles, or vehicles who fail to display the parking pass on their dashboard, are subject to tow/boot at the owner's expense.  Elevated Properties Is not responsible for damage to a vehicle or theft from a vehicle while on Elevated Properties Property. 
While we do not allow guests to bring pets anywhere on our property, each residence is individually owned.  We do allow pets on premise for owners only.  If you or a travelling companion has a pet allergy, please notify your reservation agent prior to booking to find a pet-free room. Pet free rooms are subject to availability. 

Sports Equipment Storage

Skis, snowboards, bikes, or other sports equipment are not to be kept inside units or on outdoor patios. Skis and snowboards are to be stored in lockers provided for each unit. Bikes are to be stored and locked in available bike racks. Please ask the Front Desk for assistance.  
Housekeeping Services 
For Edgemont Condominiums rented on a nightly basis during the ski season, daily Housekeeping services will be offered which includes fresh towels and supplies along with a light clean of the condo. For Bear Claw Condominiums rented on a nightly basis during the ski season, daily housekeeping is not included. Bear Claw guests may request daily housekeeping when checking in at the Elevated Properties Front Desk, or by calling the Elevated Properties Front Desk at least 24 hours in advance. Stays of 8 nights or more are offered a “mid-week” clean at the mid-point of their stay which includes fresh towels and supplies along with a thorough clean in the condo.  A thorough clean includes changing the linens on the beds, cleaning the bathrooms & kitchen, dusting & vacuuming the condo. Housekeepers may forgo cleaning an area of the condo to avoid moving guest personal property. If there are items left on a bed, housekeepers will not make that bed to avoid moving guest personal property. Housekeeping is very busy and works around a strict daily schedule to accommodate all guests. If a housekeeper finds a “do not disturb” sign on the door, the cleaning for that day may be forfeited. Rescheduling a daily clean due to having the “do not disturb” sign on the door when the housekeeper arrives is not guaranteed and is subject to availability. During non-ski season, daily Housekeeping is not provided for Bear Claw guests, but may be requested for an additional charge. Daily Housekeeping is offered for Edgemont guests during non-ski season.
Concierge & Guest Services
Our on-site concierge team is happy to assist in arranging special activities during your stay and can provide information about local events and points of interest. These services include discount lift tickets, arranging rental equipment, scheduling airport transfers, planning and making dinner reservations on your behalf, and many other Steamboat activities for the whole family. Elevated Properties works with third party vendors to provide these arrangements and will be additionally subject to the policies and restrictions of the applicable third party vendors not associated with Elevated Properties

Right of Entry
Guest(s) agree that Elevated Properties reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.

Indemnification and Hold Harmless
While Elevated Properties and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Elevated Properties and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Elevated Properties and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Elevated Properties and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
